@Marianne Lopez-Henthorn

South Florida. Great for RE, major city, culturally very diverse

@Serge S. I don't view it that way at all. These archaic, unwarranted shut down and shelter-in measures will be quickly rolled back. Trump not going to let his presidency, and America, go into an economic crisis over a virus than arguably has the same fatality rate as influenza - which we deal with every season.

@Aarron Light so do you pay the light bill and then ask them for their part of the payment? Just trying to think of the logistics

@Aarron Light interesting, I was considering this option but was unsure.

So every month you fraction the total cost of the power bill by the usage per tenant. And then relay to them what they each owe. Is that about right? Thanks!

Hello all,

Recently finished BRRRR on a duplex in S Florida. Eventually I will go through the process of updating the zoning to duplex and will then be able to call power company for separate meters.

Meanwhile, I have a 3/1 (1300sqft) with adjacent 1/1 (400sqft). Tenants will be sharing 1 power meter. Note there is a washer/dryer on the premise that both tenants will be using and consuming power from.

Any ideas on managing the power bill in such case? Or other recommendations. Thanks.

@Michael Doherty

Nice! I am currently working in my first one as well, expecting similar numbers. I am also looking for a lender that can cash-out without 6 month seasoning. Could you share the contact of the lenders you spoke with? I am in South Florida and wonder if they could be potential lenders. Thanks.
