I'm also in the Richmond area. Seems like Petersburg is becoming more popular and it's definitely a lot lower priced market than Richmond. Also considering investing there. Best of luck in your search!!

The ask price was about 60 k too high and needed basically full renovation beside framing and foundation. Potentially 3 new rooves. It would be a great project for another investor who has the love and energy it needs to help it come back to life <3

Overall it's just too big of a project for us at the moment. Although, I can see the gold behind the gloom!! Looking for a duplex or small multifamily closer to move in ready .

Thats a great point. There was a door boarded up, but ppl must have broken in because there is access to inside the building despite the no trespassing signs.

It is in an area that's becoming more popular in South side Richmond. Rents from 800 to 1000 for 2/3br units

Is it out of question for me to ask that some of the property be cleaned? The property is being sold 'as is' so im not expecting anything to be done to it before we close. Do I factor in rehab cost with the offer price or would that be something we talk about with the lender?

Nobody lives there. Seems to have been vacant for a bit I'm still finding out that info. May have been squatted in? Idk exactly , waiting for response from seller. :)
