Thank you very much for your input. I am looking into the software companies you suggested. I am still considering a website because I think it has its own value. However, I can see where these companies can offer a good way to organize and distribute applications. I should be able to connect them to my website.

Thank you for your input. I had not heard of TenantCloud, and I can see where it would be useful. Some of what it offers I am using other software applications for so I may only use it for the actual application distribution and processing. I am still leaning toward a website because I can see where that would have other benefits and I believe I can connect it to TenantCloud for the actual application process. 

I am going to consider charging for applications in the future. I can see where it would cut down on some of the less serious people. However, I have found that even the act of completing the application often deters these people. As far as using this fee to cover other costs, I only run the credit/criminal background check when I believe I have a strong candidate, and they pay for it themselves so I'm not out of pocket. This also lessens the pain if something comes back negative, and I decide against accepting their application. 

I appreciated your insight and suggestions. I'm looking into TenantCloud even now.

I have been looking into building my own website. The primary purpose is to showcase our rentals and provide an easy way for people to apply free of charge. However, after trying SquareSpace and Wix, I am wondering if there is a website out there that provides this on the platform itself.  SquareSpace seems to have some add-on applications, which is fine, but I wanted to keep it simple and low cost. I believe I can include a Google Form and embed it into the site, but again, was hoping to keep it simple.

Wix has forms already installed that are easy to include, but they aren't really meant to gather as much information as I would like to get in an application. 


Does anyone have any experience with this and a strong suggestion for what would be best for this particular need?

Thank you, @Erin Dreher. I think you are right about letting her know about the Notice to Quit. And also that it could get tricky. We have a local attorney we've consulted previously and will see what he advises. Thanks much for your time!

I have a house in which two unmarried people signed the lease. One of them moved out a few months later and the person that stayed has been paying rent on his own. He has been fine for months but is now having financial difficulty and is behind on rent. I posted a Notice to Quit this past weekend and per Kentucky law, I would next file for eviction in one week's time.

I am wondering, at what point do I need to contact the other tenant on the lease and let her know the situation? My inclination is that I need to let her know now before this goes to court because she could get an eviction on her record and that seems unfair, especially if she is financially able to cover the rent.

What are others' thoughts? I'm not having a ton of luck when I search for the specific laws around this, but I may not be looking in the right place or searching using the right keywords.

Looking for advice on how to file 469c7 election and ensure all properties are treated as a single entity. I can write a letter, but I would like to file electronically, so I wondered if there was another way.

Thank you, Abel and Michael. I've used DocuSign through my realtor, but I am not familiar with DocHub. I'll look into both for this purpose. It sounds like I'll just have to bite the bullet and pay a little! I appreciate your quick replies!

I'm looking to build my own application for tenant screening. Ideally, this would be a simple Word document that either is sent out as is or is converted into a PDF or something similar. The main thing is I need it to be signable electronically. 


What is everyone using these days? Is there free software that makes it easy to create and send to applicants so they can complete, design, and return all without printing and ideally on their phones? (I am familiar with Zillow, but there are additional questions I like to ask that it does not include.)
