@Kwanza P. Umbrellas are a layer of extra liability (only liabilty); I personally have an extra Million for anything that could happen for my personal property and rentals including STRs. Having properties in an LLC can help limit what someone can take but the umbrella is what pays for the legal defense and payout. It's not an either/ or; it's an "and". You still need an STR policy for property damage, umbrella doesn't cover that.

Hello all, I currently use Stessa both for banking and expense tracking with my 2 rental properties, but we recently had a very bad experience with their customer service, so I am looking to switch.  Before I jump all into Relay or Baselane, the two options I am considering, does anyone use this type of software for their personal household budgeting also?  I'd like to incorporate that into 1 platform as my spouse and I have goals to save a certain amount of our W2 income this year for an additional downpayment.  I'm curious if anyone has found a good solution for this.

I thought I would add onto this older post, but I'm curious if anyone has any feedback on Sherman from an MTR or STR Strategy. My husband and I opened our first STR in Dallas this past year and have had a lot of success so far. For our second STR, we are currently researching Sherman, potentially / ideally, a less expensive duplex that we could rennovate and self manage from Dallas with workers coming to the area in mind. I'm curious to connect with any other STR/ MTR owners in that area to get more info on resources that are in the area and what challenges/ successes you have had there.

Thanks all!  I ended up finding a photographer on Instagram who was fast, affordable and really focused on STRs in Dallas.  The photographer's name is Dion and his business is Peek at Properties, he did a great job and was really helpful with staging recommendations for close up shots in the kitchen.  If you are in DFW, I would contact him via Instagram. 

Hello all, I just purchased a property that is in very bad condition and will require a full gut job.  I know this has been asked in other forums, but I'm looking for the most up-to-date / best option to get good room measurements and create a layout of the property.  I'd like to be able to use my phone to measure the space digitally and then work on my laptop to create a design, especially for things like a kitchen with different options for cabinet placement, etc.  Let me know if this exists in one platform.  

Hello, my husband just became a licensed realtor and we are looking at creative financing options to house hack/ make our current primary home into an investment property and purchase a new primary home for ourselves.  We've been educating ourselves on creative financing and Subto and would like to know if there are recommended professionals in the DFW/ Texas area who are experts on structuring a creative deal who can essentially advise us and take care of the process for us.  Would that just be a real estate attoney with experience in create financing?  

Steadily does write in California, but it just depends on the exact address, as there are requirements based on the location, how far the home is away from a fire hydrant, etc., things like that.

You should try Steadily, they are a new carrier to the market and just quoted my property.
