Cool, great paint job.  Where, generally, is this property? Also whats the Square Footage of the property so we can get an idea of the cost per sqft for a total rehab?

It sounds like you just need to talk it out cause it seems your doing freaking great with over a mil to invest. So, what is the trouble with investing in Tacoma or even closer to Seattle? I would imagine within a week you can see every apt for sale in Tacoma. In Pierce county you have 12 options currently for large multifams on the MLS. What about commercial?Would that not be close enough for a 1031 exchange? Not up to par on my 1031. I would also say what about using that money as a downpayemtn on multiple apts? Is that allowed?

Also could you put in offers now contingent on the sale of whatever property you will be selling and then you will be set to rock and roll?

i believe this may be what your looking for. i pull up a map on one computer of a nearby known, and then identify the unknown. i then swith to the assessor page and make it align, and viola! youve got some data. the property tax statement is what i look for in my county. 

ps. i am using a mobile device and unable to pull data off of the below mentioned site. Not sure if its right but its getting closer to the gold. thats fo sho!

Hey dude! Glad your on here. I also moved up here with the Navy and saw the oprotunity. I dont doubt that this could be a serious hub for seattle with the downtown properties. Does anybody else think thats true? Prices are still low, i think a big issue besides schools and all is that people are holding for an extended time waiting for conditions to get better, so they can sell for a higher price and alot of those homes could use some fixing up, atleast the exterior for the neighborhoods sake. i think that time is here, but could use a jump start with alot more pride as owners, atleast on my part. Anyways welcome and check out REAPS. Real estate assoc. of Puget Sound. im on my phone so sorry for all the grammatical errors. :)

I would be shocked if you got 40 agents in one room to listen to you in the first place and the experienced agents that are already knocking down 250 to 500k or more will probably walk out I know I would...

So for a suggestion I would focus on 1 or 2 agents that are newer and need deal flow.. you may even pay them in Advance ( I do this personally)  just like any other marketing you may do..

You don't really bring any value to them.. there are buyers all cashed up all over the place.. they could take their deals to any number of them...

So build a small but very loyal team and reward them. it may necessitate some risk capital on your side.

 I absolutely agree. I'm a new broker and getting little bonuses here and there to learn this game by putting in the work sounds awesome. Now for the bigger money people, no way. Ive been super surprised, i somehow thought it was alot more automatic but each deal requires time, and do you want to invest your time in a 100K deal or a multi mil plus deal? So i think Jay is dead on.
