 I will be the photographer for the BiggerPockets conference again (I think!) so I'll def be there! 

I'll be attending Best Ever Conference in February

I'll be speaking at the Real Estate Wealth Builders conference in Phoenix, March 10-12

and I'll probably find 1 or 2 more to go to. 

Networking is far and away the most valuable investment in real estate for me

Hello friends, my name is Alex.

I am a long time BP content producer, real estate investor, and I produce the BiggerPockets YouTube show "Meet the Investor" which is now on it's 4th season production. 

I am traveling to the Seattle Washington area in ~late August, early September to produce 12 episodes of this YouTube show and I'm looking for motivated guests to share their story.

I buy from wholesalers and other buyers that offload stuff they can't/don't want to close on.

I stopped trying to force RE in this environment. I buy a few single family homes to flip a year, and I'm stopped buying single family rentals.

small multi was never built heavily in this town and they stopped building them decades ago, so inventory is very limited.

I'm having some success with larger multifamily, but it's a slower process overall.

There are lots of investors here in Fayetteville and many who are willing to help you.

Strategic investment plans are really important in my opinion. The more in depth your plan the more you can implement it, a person without a plan is living at the mercy of the whims of the market.

I have two multifamily properties in Fayetteville, a 24 unit and a 52 unit. 

smaller multis (2-4) ar ok in town, but they didn't make them for very long and don't make new ones so inventory of them is low and the volume discount isn't very high so you don't get too much inherent benefit from the asset class.

This is a casual meet for people who want to build real relationships. No solicitations, no sales funnel, no courses being sold, just community. 

The only format we impose is an introduction session (around 9am)  and this month we will do a presentation on a current and local mobile home deal

Your first deal is usually your worst, because you don't know what you're doing. The value you gain from that deal is in the experience and knowledge far more than you'll make. If you make anything, be thankful. 

The money partner in the first few deals should get a bigger split imo because they are spending their risk-free liquid capital and are relying on you and since you're new you are an incredibly high risk. As you get better, you'll get better access to cheaper and smoother funding. 

also, the easiest thing to do is ask what your partners want and talk it through. Not everyone is in it for the same reason/return.
