If you haven't had a chance to read it. I would highly recommend it. I like how it flows more like a novel but yet contains very wise advice regarding personal finance Definitely something I will be buying a hardcover off. As my kids get older it will be part of their mandatory reading. It reminded why it's so important to pay yourself first. Something I do but not in any organized fashion. Definitely a must read

Thank you Anthony. My estimate was based on properties of similar size in the same area And yes definitely will get a full inspection of roof/house before purchasing Appreciate your input

Hi Kari. I calculated about 10k in repair and about 2k in capX. With 5% vacancy and 10% management fee. Even though I may decide to manage myself.

The house seems to be the oldest on the block. Other properties in the area are mostly build in 1980s and are running at 150-200k

Hi. So I'm still trying to get better at running numbers. Here is the property I'm looking at It's a 3/2 build in 1965. Asking 89k Taxes will be about $900, no HoA. I'm guessing rent will be 1200-1300. Notuch equity appreciation. The house sold for 80k in 2004. Based on my estimates with 20% down. I should be getting about $300 monthly in profit Would this be a good investment. Even though there seems little appreciation. ? Thanks

Thank you all in advance for the help

I own a condominium that I rent out. The outside of the building and Hurricane policy is covered by the HOA. I want to buy a policy to cover the inside in case of damage and also to have a liability policy to protect me in case someone gets injured. What type of policy would I need. And if you know of a quality insurance agent in South Florida, referral would be highly appreciated
