well money always makes things easier. My first wholesale deal I had to come to the table with 1500 bucks. But I made 9000 off that deal. If you have the drive and the knowledge it can be done with little money or even no money down but that is a very small percentage of deals. I did not need proof of funds as I do a lot of deals on terms like a lease option or a contract for.deed. Another way is to ask the seller for an option to buy his property, let him know that you want a 30 day option and he can still market it with whoever he wishes,lets say he wants 55k for his property, if you can find a buyer before he does you can then add on say, 3k and get paid from the buyer. This strategy may build you some quick cash and if you do a few of these you can easily see how quick you can put together cash for leverage in your own deals. Finding buyers needs to be done with networking, using BP, phone calls on Craigslist, meeting landlords, going to REI monthly meetings in your area etc....the more you put into it and the more people you can talk to the better your chances are, and you will build credibility as you become more seasoned

i have a pocket of homes for .40-.50 cents on the dollar in an area in MN. Have one under option and others to follow if I have enough buyers showing interest. Homes range from 15k-30k some duplexes and some SF

First home I have w option is a 3bd 1.5 bath, 1,050 sq ft., 1 car garage, roof needs shingles and very light interior updates.  Tax appraisal value @ $41,000.  Selling for $27,900.

i have found a pocket of homes in an area of MN where I can get houses for .40-.50 cents on the dollar. I wanted to know if anyone had any interest and if so I already have one with an option to sell to someone else. These deals are on a first come first serve basis. Get ahold of me!!

Hi my name is Alex Minotte. I am a 44 year old father of 5 and am very new to this. Many years ago i bought the Carlton Sheets investing in real estate program and  since have become fascinated with the industry, but never had the time, money or credit to pursue my dreams. I have been a Chef and more recently a truck driver and seem to never have enough cash flow to be comfortable, as well as not having much at all for retirement. I would like to be guided by a professional as to what my options are with poor credit as i want to start getting my feet wet in the real estate market. I am bright and passionate about what i do and also have the utmost integrity in all i do as well. I am taking the Nick Vertucci seminar this saturday and was wondering, again how can a person proceed with poor credit and not alot of cash? Can anyone help? Id like to meet some new people and connections and possibly learn from an experienced individual. Please let me know what you all think.
