@Sole Angel 20% down if you're buying it as an investment property and renting it right away. 0-5% down if you're moving in first. Plus $5-10k in closing costs. You can get the seller to pay for these but not always. You can also partner with someone who has cash, and buy a house with less (even $0) of your own.

@Adam York Hey Adam, it's definitely possible to invest without savings. Despite what a lot of old-heads will say lol. But you need to understand that if you don't have money, you need to bring something else to the table (like a good deal). If you have any specific properties you're looking at, I'd be happy to help you evaluate them. If I can confirm a deal works.. finding money/partners is easy!

You're 19. Just send it and move to Ohio, get a decent paying job, and house hack like crazy for the next 5-6 years. Buy 4+ units a year like that, learn to fix things yourself, get rents up as high as you can, and by the time you're 25 you could have 20+ units and an awesome net worth.

At that point you'll have so many options and you'll be so far ahead of everybody else your age when you move back to Cali.

If you already own the house, then your cashflow is determined by the market and how well you manage it, not how much you want to cashflow. If your goal is $1000, and you can't make that with market rates, then you won't make $1000. You can try, but you'll run the risk of high vacancy, even with good management.

There's no rule of thumb, just what you're comfortable with. Personally, cashflowing $1000 after your mortgage and all expenses on a purchase price of $275k is a win in today's market.
