As one of the biggest home buyers nation wide, word has it that New Western has 4 dispo reps for every 1 acq rep.  Thoughts on this?

Housing authorities are non profits and I know some are bigger than others. I was wondering if there was an opportunity to manage HUD properties or if most are self managed. For anyone with knowledge on the topic an outline on how it works would be helpful. Thanks!

Looking at a vacation rental that has a rental restriction of 30 days minimum.  Who would enforce it and how would they tell if someone wanted to do a weekly or nightly rental?  

Deal details: $800k pp, 1.5 back end high seasons jan to April 15-25k, low seasons 8-10k

If you were talking about a sheriff's auction to execute the actual foreclosure, I would think you are likely to get the property because it would be incumbent upon the lender to send a lawyer to represent them and to instruct them how to proceed on their behalf.

However, it sounds like you are talking about an auctioneer working on a contract with the lender to auction off the property. If the auctioneer did not perform to their contract in terms of advertising or perhaps there was a reserve price the auctioneer did not enforce then I think you may not end up with the property. If that ends up being the case, I would talk to a lawyer to investigate whether the auctioneer is liable to you for the loss.
