I have potential tenants that are asking about having a co-signer sign the lease with them because of poor credit history. Everything looks good except their credit from a bankruptcy that's about to come off their record. The only reason they're moving is because their current landlord is selling. Older guy who wants to cash out...going to look into that.

Are there addenedums you would add to your lease to consider a cosigner?

I just got my carpets cleaned in my first property. This is the 1st time I’ve ever had carpets cleaned so I’m not sure if this guy did a good job or not. There are real obvious clean streaks but then spots where that are really different. There are also footprints everywhere where he walked through the parts he cleaned (big guy wearing boots, didn’t even have covers over his shoes).

Is it worth calling the company and complaining or am I just being nit picky? I used Sears and the receipt says satisfaction guaranteed.

Ended up just using the same colors. Beige and white. Cheaper and faster since they didn’t need to prime.

What are suggestions for paint colors for a rental property and why? I’ve heard that Gray is good because it absorbs a lot of scuffs. My fiancé is concerned that it’ll darken the place and make it look smaller so she wants to do white. I’m concerned if we do white that we’ll have to repaint a lot after the tenant moves out.

How do you decide what class a neighborhood is? Is it something that you just decide based on some simple facts about a neighborhood or is there a list anywhere?

What are the pros and cons of assuming a mortgage? Looking at a house that was flipped 3 years ago, owners are divorcing and looking to sell. Thought offering them some cash to assume the mortgage to me might be a cool idea. Haven’t mentioned anything but thought I’d ask here.
