Hello Everyone , I have recently refinance my house loan , and paid off all debts ( cars, credit cars , etc , within last 2 years) . Now that i have saved up , and i am in a secure spot , i have a secure job ( I do Hvac residential and general maintenance for apartment units) i feel ready to invest , i have been looking for SFH , but when i analyze deals , they don't seem to make good cash flow, this is kind of holding me back . Properties taxes are really high and eat up all the cash flow . Does anybody have any particular place in mind in fort worth area ?

@Andrew Freed if I recently purchased my house a year ago for 250 k , but now it appraised to 280k due to Covid because everybody wants to move to Texas , can I do a heloc on that one ?

Hello , I am veteran , bought a house in Fort Worth a year ago for 255k for 3.5% rate , I am getting all kinds of letters in the mAil to refinance for 2.5%, is it worth refinance ? , if it is , how much I would be saving monthly ?

I have flipped my own house once , lived there for 2 years , improved it as I lived there , make some good cash , and now I live in Texas , saved up good money on top of the cash I made , and I want to start with my first rental buying a duplex or multiFamily , but I don’t find any good deals , what kind of search would you recommend to me , I don’t really care if I’m not cash flowing a lot , but definitely return on cash needs be more than 8%.
