@Angie Shires yeah you’re right, I can use the sold “search” from Zillow and realtor.com

How accurate are those? I have found that the house we purchased had an incorrect purchase price listed on the Zillow site.

What CMA software are you using, if any (other than using a realtor/MLS)?

@Dan Maciejewski Wow, thanks! It helps me plug in the gaps where I didn't know before. I started playing around with the deal analyzer calculator and adjusted some numbers etc.. really enjoying that part of the process. I'm sure I will have a deal that I will post on the forums soon. Thanks for your advise!
