I'm curious as well id like to get started and am looking to get me feet wet as they say,,just looking for right fit for buy and hold.

im gonna answer honestly while I by no means am wealthy.im doing ok..i lived with my parents until i was like 21-22..youd be surprised how much you can save with no expenses making $400-$500 with literally no expenses none for 3 years... my parents were hispanic its a cultural thing...save save save..bought my 1st property at 22 while my friends were at bars and clubs

$6000 FOR 900 SQ FEET..sounds pricey in NC? i think you can get away with 2.5 ton no? i had mine done for $3800 in south florida 3.5 ton $1500 sq feet...mind you where they can charge astronimical priceswell its hot and you need it......total replacement air handler new ac even insulation. but i new a guy who was a family friend and gave me a good deal..id say shop around and get more quotes
