No a non owner occupant loan

Hello anyone have recommendations for lenders that will do 20% down on 2-4 unit rental property loans in Massachusetts I'm in Western MA or springfield Ma area specifically 

I just started a new career as a truck driver and I'm having a hard time getting a loan the leneed told me my income in considered commission income because of the way truckers get paid which is by the mile more miles you run more you get paid. So lenders are saying I have to wait two years for a loan anybody know if there are any lenders that would loan to me with less then 2 years or can point me in the right direction of who I can contact

why would I need a note between me and the owner for? The morgage lien holder is willing to have us assume the loan.

No the seller purchase this house with owner financing and he is willing to have us assume it

I have a motivated seller that has a house that is owner financed. She's is willing to give us the house for what she owes and us assume the loan. Ok so we submitted an application with the person that owner financed are seller the house and we were approved my question is what is the next step now this would be are first deal some guidance would be really helpful thanks in advanced.

I did some driving for dollars got about 50 names and sent out yellow letters I wrote myself and got 5 call backs but all did not want to sell or wanted retail prices.

So I'm getting ready to send out little over 500 hundred yellow letters out but I have a question should I send out all at once or break down the 500 letters weekly and send like 125 every week or daily sending like 25 a day Monday-Friday
