Gino Barbaro the weirdest thing is that the solar facility in Buffalo is basically built and yet people are still iffy on whether it will open. Would you know why there is such little confidence in Solar City opening it? There were multiple deadline dates pushed back during construction of the building but Tesla owns Solar City now, so I'm just wondering if others know something I don't.

Inventory is low right now in Buffalo, unless you're willing to over pay. Naturally you will find a deal anywhere given patience but working off the MLS will not help you here if you want to find a good deal quickly.

@Doug Larson Ok so you are waiting to get that 20% down payment then to avoid paying PMI. Otherwise you could do an FHA loan and live in that place for a year in order to pay a little less down payment upfront.

The self-education you can do that would be most bang-for-buck would be understanding "ARV" for places thoroughly. Working with a realtor helps when learning ARV for different areas, and it also helps to read J. Scott's two books. One is on house flipping but the concepts for 'how to look' are similar. His other book on estimating rehab costs is a nice distilled description of costs that will help with looking at properties objectively, and by the numbers instead of by your gut.

If you want to find a realtor to help you look, be sure to interview more than one and choose one that is also involved in real estate investing themselves on the side. Otherwise you land a shark that just wants you to buy something and may not have your future business' best interests at heart.

@Vincent Leclerc  Hey no worries man! My day job has me busy too, I'll be away from Buffalo on travel all next week. Sometime soon we'll be working for ourselves though and be deciding our own schedule haha. We'll figure it out in December.

@Jacob Lea-Kelly Thank you for the welcome. I moved to Buffalo about 2 yeas ago as well, and from what I can tell this town is growing, especially north of the city. It would be great to meet up sometime soon. I'm leaving town for Thanksgiving but if you're available for a brew sometime next week, let me know!

Hello BP community, I'm going to be operating out of the Buffalo New York and western NY area. Frankly I've been pushing money at my student loans until I wised up, and now I'm more moderate with that, which means I started saving to invest. I've been reading and listening to BP and I'm itching to physically get out there. If you are in the western NY area and want a hand on your flip or searches for wholesale, let me know. Heck, anyone looking for a hand even. I'm not seeking to gain financially with the help either, I just want to learn with someone who's in the act! I'll get into real estate ownership, that I'm sure, but I'd love to network and speak with the experienced folks on BP or in the meantime. As background, I'm an electrical engineer in the automotive industry, and I'd like to think I learn quickly too. Goals: BRRRR, with buy and hold eventually. PS, is there a REIA in WNY besides in Rochester?
