@Joe Splitrock Thanks!  I knew the BP crowd would come up with some good responses here.  What scanning app do you use?  I'd love to recommend a good free one to borrowers who don't have a scanner and would otherwise email me an upside down jpeg haha

@Christopher Madden Sounds like its worth it!  I have a lot of great loan programs for multifamily/commercial property owners with deferred maintenance so I'm definitely looking into this one! Thanks!

Welcome Tyler,  Happy to help with any and all Multifamily financing questions in Ohio.  

Side Note/Word of advice.  I know your fresh out of college ball and might be worn out by the idea.  But finding a Sunday League was one of the best things I ever did!  Keep playing until you can't any more.  Good for the soul and great place to meet professionals from all types of industries that will intersect your investing goals.

@Jay Hinrichs  this is the first time I've looked into Property Radar but definitely looks interesting.. I've book marked it to dive into later.  

I also had a foreign investor who I was in touch with but after a while had to request we not spend any more time on the phone until he had something under contract because of the phone rates...... just realized Whatsapp would have been a great solution...

@Anthony Angotti  that PAedocket app seems really cool.  I haven't seen a similar one in CA even though PAedocket has been around for a few years now it looks like.  Any good stories of things you've found on there without mentioning names lol?

I once googled a potential borrower who I quickly discovered had been arrested a few years prior for stealing 40 cattle in the rural midwest lol

@Caleb Heimsoth  Bigger Pockets is a must have haha but I must admit the browser version is 1000 X better.  I don't use the BP app unless I get a private message while I'm on the run.

@Robert T. Agreed! You're a dead duck in almost any REI related category if you don't have at least an elementary knowledge of EXCEL. I'm going to look into T-Value but agree that I wouldn't pay a cent unless it really helped me be more efficient for my clients.

New Laker Lebron James ($154 million contract) has famously refused to upgrade out of the free version of Pandora haha and never pays for an app (he's also very active in REI and now has 2 $20mil plus properties in Brentwood, CA)
