@Ashley McCrady  I think having some boots on the ground/market familiarity is hard to put a price tag on.  I invest in STL (South City) from California and I'm jealous that I'm not playing on "home court".  As you know, STL can be very, very block by block so having a feel for the area is huge.  Rent to price ratios and rental demand in STL are strong.  The only con I've found is the age of construction in most of the city.  Most deals that pencil are on buildings around 100 years old.  You just have to make sure you account for that type of capex issue in your underwriting. 


I fund BRRRR deals for investors all over the country though and Cincinnati and Birmingham are certainly on the list of usual suspects in terms of being top 10 BRRRR markets.

@Jordan Fair It has nothing to do with any "laws", only the different risk appetites of individual lenders and their guidelines. Most banks today want 6 or even 12 months before they'll do cash out using new appraised value and the reason we do so many refis for BRRRR investors is because we only need 3 months to do it. Very few deals are completely renovated, value forced, and leased prior to about that time anyway so it seems to work pretty well.

Do you have a deal that you're mid reno on right now or is this just for future reference?

@Rick Albert We can do DSCR w/o a LLC but pricing is just much better if using one right now. I see you're in LA too, we're in Encino.

@Jessica Grace Owuriedu Rates will get cooked pretty high with 0% origination/points (it's always a trade off) so I'm not sure what you're using to hit that 1.2 DSCR and MOST 80% R/T options will need a minimum 700 FICO (of course, there's always exceptions out there). Is there anyone else on title with you who would come in above 700? March 2023 was nearly a year ago so do you think some better comps have sold since then to make 75% LTV work?
