@Jack Lundholm I could answer that question about tenants. If the turn-key property doesn't already have them in place, it may be a good thing because you'll get to check them out yourself versus relying on another company to have your best interests in mind. It's not hard to find them at all. It's hard to find decent ones though. Posting ads on craigslist, holding open houses or posting it yourself on other rental sites. There are programs out there including on biggerpockets that allow you to run credit checks to judge for yourself. Also there are forms you can pull offline specifically for tenant applications where you can pull their references and physically call them. I'd go a step further and look into their references to make sure they aren't friends and they are credible landlords. Honestly the best way to get the hang of it is to start pretending you're looking for one now and sort of go through the motions so that along the way you have everything in place including where you're going to get your lease.

Hey Ryan,

Thanks for the time that you put in. Hickam wasn't a very bad place at all. I just recently PCS'd from there to Andrews. It's great that you're already looking for alternatives while you're on your way out. I really enjoyed the island so much I ended up purchasing a property out there. Especially because many cities are continually growing. You'll learn a ton if you stay committed and as long as whatever drove you to look at real estate remains in your focus. I've learned a lot and met some great people. Good luck with everything and hope to hear about your future success!

@Account Closed Thank you! That's a great point. Were there any resources you used outside of the agent to determine rental rates and price comps before making the purchase? How was the process working with just the selling agent? I've heard some sticky things about it but considered it out of convenience and eliminating a middle man.

@Mark Gallagher The loan is a VA with 3.25 fixed. 336k on loan. worth 348k currently.

Rent comps are 1800-1900 and i'll break even if at 1905 with no manager.

@Dan Call Give me a minute and i'll shoot you a PM and be more in depth. I am currently in the northern virginia area! I'm not sure i can swing the room rentals because it's a 2bd 1 ba not located near big schools. Most of those are downtown which I'll be aiming for this next go around. I only looked into it briefly awhile back so I'll dig a little more and see. Thanks for the suggestion! Man, if it's doable i'm golden.
