I am actually in the Bethlehem area as well and have been giving serious thought to this idea. Make sure you cover your bases on insurance as previously stated because the parties are inevitable. If you can find students with parental backing this may help as well. I'm going to a local meetup today, to try to connect with potential investment partners. Maybe you should consider to lower your risk in the investment.

I am a relatively new investor in the Allentown PA area, who is looking to build relationships in the PA, VA, and GA area.Me and my team are currently looking for Multi-Family and Single family home 2+ bd and 1+bath, 900+ sqft, C/B class areas, Seller financing/creative sales a plus . We am looking to build equity into the properties so I am not opposed to fixer uppers and my team is looking to stay under 100k. Good evening I'm new to real estate in Allentown pa. I'm looking to meet local investors in the area to discuss the local market.
