The answer is surprising.

You don't have to look very far.

You only need to look closely in your own neighborhood.

I focus on extended stays... that's stays longer than 31 days.

The biggest "don't" is .... don't use anyone's instant book feature UNLESS your unit is vacant and you've failed to create adequate marketing assets and are helplessly reliant on airbnb and vrbo to provide leads.

The 2nd biggest "don't" is... don't stop your marketing efforts once you're booked. Strive to get bookings without the assistance of online travel agencies such as airbnb.

Hope that helps.

Let's keep it going.... If you want to buy shoes, you go to a shoe store. That's what consumers do.

So, when your guest want to find longer term housing, they search on sites that specialize in long term stays.

Watch the video below to discover my top 4 picks for listing your extended stay rental.

Have you heard of behavioral economics?

It's the study of why people actually buy things.

I've been studying its best practices so I could test them in my business and let you know what works.

Mid-term Gifts are the first things I'm testing.

I summarized it in the video below.

You can use the idea of creating small surprises in any business. It’s a sure-fire way to delight your clients/tenants/residents.

Check out what I mean. Watch the short video below:

@Prachi Metha your listing isn't terrible but it didn't have any oohs or ahhs.

My first thought is that ABB might be hiding you a little due to your cancelations.

Also, let me recommend you reach out to your own friends and family on Facebook. Let them know your place is available.

Yes, it is OK to ask people to dance. You don't have to wait.

I specialize in direct marketing. If you aren't able to get results with vrbo and Airbnb, then reach back to me.
