If you don't mind sharing your common space with others, that might not be a bad play but I'm more familiar with rending out a detached unit. Just as Aaron stated above, these are more common inside of the 410 loop. If you're open to these older homes, most built before the 50s, they can be great for equity capture as well. I'm a big fan of the neighborhoods just north of Downtown i.e. Beacon Hill, Tobin Hill (one of the pricier areas), LA Heights, Olmos/San Pedro, these can be great neighborhoods for rentals.

I would say we are still buying Distressed MFH alot of brokers are trying to sell them at a price that makes it hard to justify the price. it all comes down to the price like everything but i would say for most of us yes we are buying

 For sure, I do realize they were asking crazy prices and people we're still buying. Fortunately things have changed in these past few months. I'm getting close on a couple deals so I'll give be reaching out to you guys!

Thanks Taylor! Is your strategy change mostly due to the pricing factor or is there another reason for it? I suppose a lot more investors went into these types of distressed properties over the past couple years.

This question is mostly for the Central Texas region, primarily San Antonio. My bread and butter has always been single-family and small multis but I figure this would be a prime time to start considering acquiring apartments specifically in the 4-20 unit size at a good deal. Anyone actively doing this? Curious to hear from all avenues, lenders, agents, investors, etc.

meetup.com is a great place to find local REI events.

My office hosts a REI mixer every other month in San Antonio. Feel free to reach out for the next one, it won't be until November since we just had it a couple weeks ago. Plenty going on in the meantime.

I can speak for the San Antonio market. 

40K is a great amount to get your feet wet with the help of a good lender. I've noticed wholesalers are finding better deals nowadays. If you're open to buying that route, 1) get a good contractor and 2) a good hard money lender or private money lender.  

$20K/mo will not be an overnight thing but it all starts with the first one. Best of luck, here to help!

San Antonio & Central Texas is chugging along! Like Eliott Elias mentioned above, there's a lot of fear but those that have been around know that opportunity is found in the midst of this uncertain market..... I'm certain those that keep at it will find great deals and make some certain wealth!
