Quote from @Basit Siddiqi:

My parents live in the Katy neighborhood.

It is very safe and from what I understand, has a good school system.

A lot of the homes are 'newer builds' since it is still a relatively new neighborhood.
You are also in downtown houston in about 30 minutes during non-rush hour times using the I-10 highway.

I don't think you can get the 1% rule anymore in the area but close to it.
Since the homes are newerish, hopefully the property won't have too much renovation / repair costs.

Best of luck

Thanks you for taking the time to reply to the post.

Are you referring to Katy Oaks?

I am interested in purchasing a rental property in the Houston, TX area. I previously lived in Katy, TX from 2018 to 2020 and observed significant growth in the suburbs. Currently, I reside in Washington State, but I am keen on investing in the Houston area.

I have noticed that many properties have become quite expensive. I am particularly interested in finding a house in a good neighborhood that has not yet appreciated significantly but has potential for future growth.

I would greatly appreciate the opportunity to discuss this with experienced real estate agents in the area to understand which neighborhoods might be good investment opportunities.

Which neighborhoods are better to buy and rent?
