Post: advice on a out of state investing

I have find a triplex unit in Johnson city Tennessee and ran numbers on it from my stand point its looks good. The area that it is in is close to a major hospital and downtown. Its an awesome location for nurses to stay and its semi private. As travel nurse myself, i can use the property as a I travel. The triplex can be used for short ,long and mid term rental. However an issue that is arising is that i live in Florida and managing a property might be difficult also it is currently being rented out by other tenants. Any advice on what I'm overseeing and what i should look for ?

Me and my boyfriend are motivated to get into real estate and have been educating ourselves with reading ,podcasts,YouTube videos etc. We are looking into different types of properties and the pros/cons of each and it’s clear that we do need capital , there’s no way around it. I have a friend and her husband who are extremely motivated and want to get into the real estate game and are taking the steps to try to learn. They are reading books ,they are listening to podcasts or taking notes together as a couple etc. They are wanting to partner up with me and my boyfriend and split with equal  however my boyfriend is suggesting that if we do a deal with other partners it would have to be a eight bedroom multi family unit and that is the only way to profit even though it’s just 4 of us versus a flip as first time investor . I was considering more of a flip to see if we work together well and to know the intricate of property. Can anyone advise me on what their experience is with other investors and what they would advise someone who the new investor with other new investors?

Okay , that would make sense. Iv been told differently from my last real estate agent but I sensed she was trying to restrict me. So just clarifying, as a travel nurse I will be able to get a loan ? Even though I just started 2 month ago

So i recently have been gravitating towards house flipping, however i just left my staff job as a RN and i'm making more traveling, like a lot more. I want to know if getting pre-approved will be more difficult for me if i decide to buy in the next year and if there is a loan that would help me in purchasing a house. And what would be the best route in my situation ?
