Hi Fernando Muniz I have no deals yet. I'm pretty newbie. I'm just building my knowledge and raising some money to start out. My plan is to move to America in 2 years. I'm thinking to back to Sampa because I have more credit there and I can use it in my favor, the problems are the taxes and interests.

I'm also from Sampa. Now I'm based in NZ but I'm looking forward to move to Florida. When it happens I'll let you know and we can play some tennis.

Hi everyone,

I'm pretty newbie and I have no money. Yet.

I set a goal to leverage some cash to soon start investing and move to Orlando in the future.

Now I'm based in Auckland, New Zealand but I'm Brazilian.

I'm here to ask for some tips, and recomendations for a new foreign investor. Also I would like to have some refers to when I get the money, put it to work without wasting time looking for refers.

My strategy to Orlando is Flipping, using private lenders or hard lenders.

Btw, if someone is interested in NZ market, I can give a hand if you are interested in buy and hold in Auckland.

Hi @Brent Coombs. I found out where what I was missing! I'm sorry hahaha I was calculating everything wrong.

Btw, this scenario was fake. I made it up just to try to understand.

I'm glad to know that have brazilian also having success with REI.

Moving to Florida is in my list of things to do but I have a lot of things to do before to conquer this.

Have you ever invest in Brazil market? Do you think it's a good way to levarage some cash?

Shannon Slade Brent Coombs I don't know if you didn't understand me right or if I'm lost here but I calculate this cashflow paying the mortgage. $500 rent - in $250 mortgage - out $250 cashflow what I didn't calculate was other expenses like maintenance, insurance, taxes, vacancy, etc. That I think will be around $100 month or less. Did you understand me this way?

Hi everyone. I'm new in RE world and I'm trying to figure out this and I couldn't by myself. Could someone explain how this works in practice or point some post like this to me, please Scenario: Single Family House Asking price: $100K Money down: 15% Mortgage: 6% interest in 30y Rent: $500/month 1. Cashflow is: $250, before expenses right?! 2. COC is 20%? What's the difference between ROI and COC? 3. How do I calculate the Cap rate? 4. What's Cap ex? 5. What else is importante to calculate to see if it is worth? Cheers!!
