I think I am going to hang out here a bit longer before I make any final decisions. Bigger Pockets is like my own safe little haven where I have access to all the information I need. Now I just need to figure out what questions I should be asking.

Oh yea.  I forgot to mention. I have absolutely no desire to sell other peoples properties. It has always baffled me as to why anyone would want to do that. But to each their own. Different personalities are what makes this world interesting.  I personally couldn't sell ice water to someone dying of thirst. So I have the utmost respect for those who can.

Thanks guys!  And no David you will not get blasted. No one will get blasted.  All opinions are great and only increase my knowledge. I never like to take just one persons opinion on anything because there are always numerous ways to accomplish your goals.  Different opinions and experiences open up new paths and new ideas. So keep the comments coming. Basically what I would like to know is where do you start when you live in very expensive California and don't have capital coming out the ying yang.  Average price of a home where I live is $499,900.  Which is nothing compared to San Francisco or properties on the coast. Is San Fran also on the coast? Perhaps I should take a geography class.

Yesterday I had the privilege of speaking with a 42 year real estate broker.  I spoke with him about tax lien certificates and tax deeds and how this is where I thought I would start.

He sat back and smiled and asked me how much capital I had. When I told him I didn't have any capital his smile got bigger and he said that is a very good thing.  The competition is stiff and a novice does not stand a chance. He would hate to see me throw my money away. Also he said TLC"s do not hardly exist anymore and you will have a hard time finding them.  (I live in California)  Tax deeds will go to organizations backed with a butt load of capital.  Anything left over, such as over the counter properties are not for novices.  If you don't have a contractor and crew and knowledge of what you are doing,  it could ruin you financially. 

Here is his advice. First and foremost, you need a license. Don't listen to anyone who tells you you don't need one. Not having a license is foolish. How does one go about getting this license when they don't have the money these people advertise courses for on the internet? You go to your local Coldwell Banker and tell them your story. They will take you on and basically you spend the next two years being a sponge. Absorbing all the knowledge you need to be successful. You won't make squat as far as income goes but within two years you will have hands on experience and education you can't beat.  

Now you are ready to move on and strike out on your own. Well prepared and ready for battle. 

I can't argue with 42 years experience . Some of you can and I am sure there will be differences of opinion. But that just makes for good conversation.  Also I don't know if Coldwell Banker is nationwide but I believe so. If not, look for a similar company in your neck of the woods.

Sometimes I am a real goof ball.  I hope this works. Didn't start a new post because it would end up on a different page. 

So...  husband rcp. Moving on. Hospital my husband worked at for 38 years closed its doors on Dec. 22nd 2014. Merry freakin' Christmas. 57 years old with a family to support, unemployment pays squat and only last for 6 mos. Doesn't matter that my husband has been paying into it since he was 14 years old. (grew up in Ne.) Anyway, husband ages 20 years overnight. Suffers a small stroke. No more 12 hr. shifts for him even if he could find a job. 

Me- tried affiliate marketing, MLM, various other online business stuff.  Hate it! Big HGTV fan. Started looking into real estate and here I am.  TLC's and Tax Deeds is where I would like to start. Being that we are living on our retirement money big investments are out for now.  Here is my question. Finally!! We live in California. Fallbrook to be exact. 50 miles north of San Diego. Very expensive. Probably not a good place for broke novices to start a real estate career. So which states and counties are good for TLC's or tax deeds?

So, I have been hanging out at BP for a short time now and all I can say is THANK YOU, THANK YOU, THANK YOU!  Finding BP saved me $22,000.  I didn't have to join their affiliate program (which seemed a lot like an MLM in disguise) to pay for that $22,000 education and I have found everything they offer right here for free.  My deepest gratitude to all .

Here is my question. 

I have zero real estate experience. 20 years in the medical profession. Stay at home mom for the last 15 years. My husband has been a RCP (respiratory care practioner)

Hi there. My name is Aleesha Gunther. I am a newbie living in Fallbrook, California. Never heard of such a place? I am not surprised.  Fallbrook is an unincorporated community in northern San Diego County. The community of Fallbrook consists of 36,000 acres and is located south of Riverside County and east of Camp Pendleton. If you ever decide to visit fill your gas tank before you come because the price of gas here is highway robbery.  Moving on...

As I mentioned, I am a newbie. Motivated and eager to learn. I am a blank slate.  Except of course what I have learned from watching HGTV.  I'm kidding! I love HGTV but haven't learned much. Just that there is money to made in real estate if you know what you are doing. 

I was looking for classes and mentoring when I landed here. I am not exactly certain what niche I am most interested in.  So far flipping houses sounds like something I would like to do and  it's called something and hold, can't remember the exact term but I watched a webinar on it a couple of days ago. It is where you become the bank. Lease option to buy situation.  I will have to get back to you on where I want to begin. Most likely what is easiest to learn and be successful at when just starting out. 

I am currently a stay at mom. My son is now 15 years old. So I have the time to dedicate myself to learning all there is to learn and that's what I plan to do.
