@Jaron Walling Thank you for your realistic advice. Househacking is constantly praised on BP, not to say that it isn't great, but for my situation it seems like the stars really have to align. I will definitely revaluate my strategy.

Hello everyone! 

I have been looking for multifamily homes (specifically duplexes) to househack in my target markets and they appear to be pretty scarce and I was wondering if there are other types of properties that I should be looking for to househack or if I should change to markets where multifamily homes are more attainable. I just want to make sure I am not missing anything considering I am new.

To all investors in Butler county PA (Butler City specifically), what are some pros and cons about investing in that area?

I am looking for duplexes to househack and a lot of the markets around me (I live in Industry PA) don't have a ton of them or they aren't in very great markets. Thank you so much!

Hello everyone.

I am brand new to real estate and I have heard about the benefits of LLCs but was wondering if they are necessary when starting out. If an LLC is unnecessary at the start, what other options are there? I was also thinking of getting a separate bank account for real estate only but if I scale would I get a separate bank account for each property or just have one all encompassing account? Any advice would be super helpful.

Good evening everyone!

I found a building for sale with two units on the 2nd floor and one unfinished storefront on the 1st floor. This seems like a very interesting opportunity and I have a couple questions. How hard is it to find someone to rent out your storefront compared to a tenant in an apartment? What kind of businesses are evergreen? What are some unexpected hurdles about this? I am a complete beginner so would this be too much for me to handle?

Good afternoon.

I am looking to buy a house that currently has a tenant who has been there for 10 years that is paying $575 for rent when market rent is around $700. I am confused as to how to navigate this situation. If I get the home and raise the market rent that seems pretty crummy for a good tenant who has been there for 10 years. But on the other hand someone else would probably not care and raise the rent anyway. I would love some advice about this situation.

Good morning everyone.

I was wondering how long you HAVE to live in a home if you househack. I know it is illegal if I would never plan to live there but is there a set time you have to live there? I would appreciate it an experienced house hacker could clear this up.
