Hi, that's just what I came up with, based on past qualifications for SFH, I'm not really sure, things have changed. I don't want to pre-qualify yet because I'm not done paying down CC under 28%. Also I'm looking to buy around September.

I’m just starting my investment career, I live in Los Angles, my goal is to house hack in a duplex, I’m having trouble finding anything for my budget (400k) that’s doesn’t need a lot of work or in a bad neighborhood. Has anyone been successful in the LA market ?
