@Thomas Manning I went with a different contractor to take out the sidewalk and redo it, and at the same time we are pursuing the bond of the first contractor who did the bad work.

Jack and Jim,

Thank you both for your valuable input, i've already got a few residential architects on my list and I'm going to start the process with them right away.

Since i'm getting such great feedback from everyone I wanted to ask another questions regarding this project. I do not have a design of the house/property yet, I have been waiting on the subdivision to get finalized before I can do that, just in case property lines need to be adjusted or things change. Do you guys recommend I continue to wait, or should I already have all of the designs ready in hand to start building as soon as we get the green light?

Also, when looking for a design/drawing of a new home, what is the best rote to take? Do you hire an architect to do it all from scratch, or is there cost savings in buying a per-drawn plan online, and working with that?

Brie, thank you responding and helping me get my question answered!

Jay, thank you for your response and valuable imput. Do you think I should hire another contractor and go after this contractors bond? I know I have to give him a certain amount of time, and an oppertunity to fix his work, but talking to the city inspector he recommended I dont have the same contrator try and do the sidewalk again. The inspector mentioned that the mistakes he made on the sidewalk, clearly show he does not know what he is doing?

Hi Everyone, Pretty new to BP, I’ve had some time to check out some of the content, and I’m very impressed t this great community and the resources available. I am currently working on a sub division in WA state, and I am really close to having the short plat recorded. The one thing I have left to do is the right of way work, of which only the sidewalk is left. I hired a contractor but he completed messed up, and the sidewalk did not pass inspection, essentially the whole thing has to be take apart and redone. This is the last piece I have left before I get my subdivision finalized. I have a bond for the right of way work with the city, so I am wondering because I have this bond can I request the subdivision be finalized before the sidewalk is completed? Also, can I move forward and request a building permit before the subdivision is finalized ? The contractor is taking a long time to get back to me and i figure it will be a little while before we get the sidewalk issue resolved. Would appreciate any feedback. Thank you all in advance.
