What’s up guys I’m looking for any gems in the downtown area that could possibly be well suited as short term rentals for hosts like HomeAway or Airbnb. This includes traditional dwellings, duplexes, and apartments/condos. Even a point in the right direction would help and be greatly appreciated. The idea came from being a guest at a few AirBnbs in LA, and I like the idea as opposed to screening tenants and chasing down rent. Any suggestions on location or in general?

My name is Rio, I'm 21 years old and currently seeking a real estate mentor in the Memphis area. I've recently completed coursework at Success Real Estate school and I am currently pursing my license. I am currently developing the blueprint for my real estate LLC and I plan to take the independent route with wholesaling and investing, but I'm not opposed to working under a broker. Anyone out there willing to share their expertise with me will be getting a very motivated and driven student who is willing to listen and learn, and most importantly make us both a lot of money!

What's up guys, I'm close to obtaining my license and seeking any advice on forming an LLC. I'm thinking it would be beneficial b/c I just happen to know a couple of contractors personally, and don't have much capital to start off with. Their pretty experienced, but what kind of people would it benefit me most to have on my team? (Contracting companies, renovators, etc.)

Great stuff guys! I appreciate all of your viewpoints and expertise. From your past experiences, could anyone give me a good barometer of the expenses when dealing with pre foreclosure transactions? I'm pretty much new, but after making the initial delinquent payments, how much money is good incentive for the owner to accept?

Hey Rich, I'm actually looking for leads right now. I live in Memphis, Tn so there should be mane pre Foreclosures to choose from, I'm just inexperienced at picking the best deal or even starting the process. Just a few pointers on the process of the transaction would help me a lot.
