@Rod Hanks Thanks, Rod yes that particular internet campaign feels very high. Fast Home Offer has a contact named Larry Allen. Hard about him here on BiggerPockets. I'll look into Zbuyer as well. Yes, I have my reservations about press 1 campaigns. They "work" in that it will literally call thousands of people in a matter of minutes. I ran a test on it last week. Got Transfers immediately--mostly junk and angries and 1-2 receptive, one may turn into a regular retail listing, not a distressed seller. However, I get nervous about the exposure.
Zbuyer: Have you had personal success with them? What type of data did you purchase? What was your outcome?
DirectMail: My intention is to use successorsdata.com, listsource, usleadlist and county recorder's office for data. for probate and absentee. I have little experience in directmail but I understand in this industry it's as you said tried and tested and we know it works. What can I expect at 5,000 pieces + per month and I understand I should cycle the same prospects 3, 4, 5, 6 times over the period of months? Ever have the experience of generating a deal on the first cycle? Can I expect the phone to start ringing on the first cycle? Are these sources I mentioned above for data reputable?--I learned of all of them reading here on BiggerPockets.
@Michael Nyszczot Thank you, Michael. My intent, after capturing the data thru each marketing campaign and interviewing the potential FSBO, was to use Salesforce CRM for pipeline management. Separating each campaign with a different phone number to measure results. As for my sales experience: 20 years of selling experience in financial products arena. (cold calling, call centers, mortgages, commodities, phone/face to face, etc.) -- I have a reputation down here for being pretty good on the phones. Hence the partnership. But I also know my limitations and I realize I don't know what I don't know yet. Hence, the partnership.
Thanks for the recommendation on the book. I suspect a lot of these digital marketing companies are overcharging and under-delivering or straight up scams. I suspect Digital Marketing companies will gauge how much to quote you based on your industry. But I like the DIY approach. I "get" that digital marketing is a long term project. I'm in MIAMI, FL by the way. -- How long ago did you achieve these results in Philadelphia? I mean I know how to "turn on" an adwords campaign but fearful my cost per click will be expensive based on my little knowledge of keyword optimization, and lack of SEO on my page, etc. But, Im definitely going to take a look at this book: Does it get into BOTH on page SEO and off page SEO(content marketing, etc) ? How low did you get you cost per click? And were you getting contact forms daily based on PPC or your first page ranking? Both?
As for the craigslist, backpage, trulia, zillow and other sites: I failed to mention that yes that's also included in our marketing platform--I insisted to my partner that a "free" / "very cheap" source of leads only makes sense. I've also automated this manual process with my developer. :)
Vehicle Signs: Interesting? Has it generated any calls and over what period of time?
CallFire: Callfire is more of an autodialer than a voiceblast-press 1 campaign. Did you put a telemarketer on it, did you do it yourself? Have any issues with DNC laws? What type of data did you load into it?
****Any one else out there have a good recommendation for internet leads besides Zbuyer, Cashoffer.com (Fast Home Offer, Larry Allen is the contact there--expensive) ???
***Anyone got input or a review on Larry Allen and his outfit at Fast Home Offer?
***Skiptracing: Anyone have a good skip tracing method? I currently use a Private Investigator. It gets costly and it's slow.
