Post: Airbnb Joshua tree arbitrage

Hi All,

So I found a property in Joshua tree for rent $1400/ month, he said I can sub lease. This would be my first airbnb and I am scared lol. He did say it’s finished but in the pictures it’s not to top standards. My question is, shall I go for it and see how it plays out, maybe do 3-6 months? Would you agree, I should do this only if I have extra residual income of $1400 month?

I am interested in a short term rental. Does anyone here have any experience with airbnb in Orlando. Yes I do not live there but thinking Orlando is a hot market for travelers.

Do you do airbnb from another state?

Is there a lot of competition in Orlando?

Would you recommend Orlando or say stay local to LA?

I will be doing 10% down, so will it generate good return?

So to get the best deals are auction or from wholesaler, my question are:

1) how do I find wholesalers in Los Angeles market?

2) I understand one cannot do mortgage on auction or wholesale properties, so is there another way to get cheaper properties?

To find deals I assume off market are the best, correct me if there are others? but once a deal is found and you don’t have the down payment, how does someone obtain Hard Money or Private Money?

To your #3 no it’s not crazy because others don’t pay in market like this thus I would cough up everything, at least I am cash flowing from what section 8 pays.

I do not believe I have mentioned in my post I have negative cash flow. Yes I am in a market that section 8 only pays a portion and tenant pays a portion. With section 8 portion i am still cash flowing.
