Well I found a motivated seller, would I just create a contract? 

Can I whole sale a hotel? If so would I follow same process as houses?

The whole place is rented and location is good.  And the place is fixed up new kitchen etc.

To all the buy and hold investor I want to say hi. I hope to learn from everyone here.

My question is, if a multi family has a COC of 16%, cap rate of 8.2%, debt ratio servious of 1.8%, cash flow of $30k annually, 10units, sounds like a good deal what other factors should be considered?
