Try to get the deposit ASAP. I made this mistake on my first time renting out. Tenants informed me 1 days before the moving in day that they won’t be moving in :(

It's all depend on your comfort level. Are you comfortable with dealing with a bit poorer, sketchy tenants?

Simple, because lot of buyers don’t want to buy a rat hole too, so they are the cheapest.

All landlord. If you suspect the tenants are putting extra wear on the property, raise the rent to cover that.

As her for all the documents & double check / call the doctor office. And after her lease is up, raise the rent as high as possible to get her to move out.

This is why some buyers avoid flipped properties. The rehab cost, and time will be double if you do it legitimately & pull permit. It’s depend on how your friend write the offer. If he bought it as is, then that’s it. Else, he can ask the seller & his real estate agent to foot the bill.

Put on some camera & record him in action. That would help a lot when you need to take him to court, or talk to the police.

Every coin has 2 sides. Think about the good side of the coin. With less available unit, rent will go through the roof, and you get a much better return.
