Most insurance company won’t cover damage due to animals. You should get them out ASAP before the dogs damage the house.

What I normally do when calling is testing the landlord reference with some questions such as: - How long has they been renting? - How many people lived in the house? - How much was the rent? That, plus some googling, and looking up who is the owner of the house would help weed out the liars. Personally, I had gotten one almost perfect applicant, until I checked the landlord reference and found out the real landlord / owner is actually my coworker. I suspect that almost perfect applicant was trying to rent multiple house to run a network of brothels.

If he has a government job, you might be able to ask for compensation & collect them. Just follow the law suit, document, and ask the judge for compensation.

The pay is higher, but you do have to involve in day to day managing it & clean it. On Airbnb, Don’t rent to local people.

It’s all depend on your need. I was renting a room for a while, right next to my work place, while renting out my house.
