He's a standard real estate investment guru. He come's thru Dallas every quarter or so. He actually just came to Dallas this last week with one of his seminars. His main objective is to get you to "partner" with him on deals either as a wholesaler (i.e. bird dog deals for him) or possibly as a passive invester (i.e. help him fund his deals). Take it from a guy whose been "Rich Dadded"; "Trumped"; "Real Estate Allianced"; etc. save your money for a deal! Your on the right track if you're going to your REIA and networking. Find a great mentor; learn from their successes; apply what you learn; and never lose money.

Hi guys,

I've been a member since last summer, and I'm really excited to begin investing in real estate. After listening to all the BP podcasts, I've come to realize that @Joshua Dorkin does not believe that a real estate portfolio can be built without losing money/making mistakes. Here's what I'd like to discuss. Do you really have to lose money/make mistakes to be a successful real estate investor? While I understand the limits of my own experience, I believe that it is possible to build a real estate portfolio without losing money/making mistakes by learning from the success of others (i.e. a successful mentor); formulating a profitable strategy (i.e. education); and application (i.e. action). Lend me your thoughts on this hypothesis. Thanks.

@Tavonte Battles that would be dealing with another wholesaler. As an investor I would perform due diligence and give wholesaler yea/nea.

So, I went to a Lifestyles Unlimited 2 hour intro this morning in Dallas, and I want to know of any experiences anyone in the BPverse has had with this organization. I enjoyed the emphasis on cash flow (I'm a cash flow guy) among other subjects discussed. I signed up for the basic membership In hopes that I could leverage much of the support and knowledge offered to expedite my investing. My hopes are that continued use of BP and participation with Lifestyles Unlimited will greatly accelerate my efforts. Questions I have are:

1.) Have you had any positive or negative experiences with them?

2.) Is it like a REIA?

3.) Will I be guru'd? 

4.) Have I been guru'd?

Feel free to well wish if nothing else. Thanks in advance for your input; I greatly appreciate it.

 A system that can run on its own generating a return with limited action taken by its owner to me is considered passive.  

 Right. So how does one automate or systematize wholesaling?

 To clarify, that was never my question. Although it is not my question it may be pertinent to someone somewhere, but at this time not me. Again, I only wanted to know how wholesaling could be a passive investment (i.e. has anyone devised a system to make wholesaling passive).
