reviving this thread, hows the market in this areas? I have a friend that lives in Detroit and he is moving to Ann Arbor since he said its "better" and a lot of college student life there apparently, any input would be helpful I'm out of state  

@Matt Crusinberry thanks for the suggestion, can you just give me a quick tip on what those "other" strategies are?

Like the title says, any way to buy an out of state property, 2-4 unit multifamily with less than 25% down? talking to some lenders and they say its not possible but I know I read somewhere where it can be?

many replies, I was just looking at equity vs cash flow for out of state deals, realistically, I'm looking for something that "makes" sense in terms of investing so I guess I want to know average CapRates for Arizona

not in El Paso no more, but most of my family is out there, if I where to find a property I would probably be able to manage it with a family member, let me know if you guys know of anything out there

How are the CF and Equity build ups in Arizona? worth it as an out of state investor?

for the prices that they're going for, try to look for something off market to rehab so your BRV is less than 30% of the ARV, I'm in it myself and haven't "found" anything yet

What are recommendations do people have for investments properties that are either good cash flowing markets or big equity build up properties?

@Ben Mosh I'm also an IT guy lol that is new to the game, always looking forward to meet newbies like me on this game, for all the pros out there, since we are here in California I also made a post about this, should we "wait" or should we just go for it? the market is tough right now will properties in an all time high, and living in Cali doesn't help with rising rent prices, here we have to play the equity game and "hope" the properties appreciate faster than inflation
