Greg, your missing my question.  I appreciate your input; I understand business and when to walk.    Let's focus on helping me with answer to my original question and not continue to discuss to walk away from the deal please.  Am, I correct to understand that I should have the seller contact their mortgage company and show me proof of payoff; before I make the seller an offer?

Can you recommend resource for contracts that are already written to best protect the wholesaler?  

And can you recommend top list for motivated sellers with filters; that will bring me best results for first mailers?

How about if they don't want to do seller financing and I don't want to walk away from the deal?

I am about to make my first offer to a motivated seller.  The seller has told me their mortgage payoff; but I'm unclear how to verify this information?  Do I call the seller's mortgage company directly?  Will the mortgage company tell me the payoff?  Is there a website/software I can use to find out the remaining amount seller owes on their mortgage?

Recommendations please for easy to use website/software//tool to look up past owed taxes and/or liens of properties in any county.   I understand can go directly to the county websites.  I need a easy software to make searches easier for any county

@John Mathewson Really nice of you! Thank you. I'm already doing flips...found foreclosures on MLS; but I can't count on continuing to find inventory through MLS. I've studied, read materials, scoured online for info...done my research. My lending is in order. I need solid way to buy properties; to keep flow of inventory going. I'm working on sheriff sales/auctions now and learning about tax deed details. My biggest concern is buying a property at sheriff sale that has issues that I'm not aware about and that concerns me...I was told today that a title company will help to clear if issues from a 1st lean...and I'll only be responsible for taxes owed on property plus amount I would bid if had winning bid. I have checked out the wholesaler sites with using software to find vacant homes/motivated sellers...but I don't want to take wholesaler route to find properties. If you can offer me real solution to find next property would appreciate. I'm in PA and NJ

Please offer real solutions, programs, software to buying inventory to flip in PA and NJ?   I am an investor already buying and flipping single family homes.   I want to better my process and company with being able to buy inventory easier.  Please no vague responses about studying, reading...I am a real investor with knowledge.   At this point I need best program/tool kit to buy properties?  Suggestions?
