I have noticed the differences in neighborhoods as well. I've been watching and following listings online there for over a year now. What are the neighborhoods to avoid and which ones are prime for investment? Or since I'm remote and will have to use a management company, does it make much difference because the PM will be handling things... Rebecca Holmes thank you.

@Lance Penniston, Thank you for replying...  I like the idea of doing a couple flips first to get my feet wet and build a little capital, but I would think that would be difficult to do remotely in Wisconsin. It is possible to to do some remote flips with someone that I know and could partner with in the Phoenix area though. I may look at doing that first.

What is your opinion about TurnKey investing a little north of you in the Milwaukee area while I am still in Southern California?  I'm tied to staying here for the next couple years.

I'm Alan Meyer and well, I am not a new member, have been registered here for for over a year but this is my first act of participation.  I'm priced out of the market where I life and with both of my grown kids living in Wisconsin, I will probably be looking to start investing remotely there.  

I've been researching both single-family and multi-family units.  Multi seems to have more cashflow, but what makes a better way to break the ice and jump into the adventure?
