Hi everyone, I'm working on my first investment property and have been reading some books that mention that it would be a bad idea to rent the home back to the seller from whom you are buying.  Is this good advice or is it common practice to rent the home back to the person you are purchasing from?  My initial thought would be to help someone avoid foreclosure by purchasing their home but not have to leave their home (assuming that things were back on the up and up for them).  Any thoughts?

Hi Everyone, I am interested in looking at new up and coming areas and wanted to know what the BiggerPockets community thought about investing in Detroit MI. There seem to be affordable properties that fulfill the 1.5% to 2% rental price to purchase price guideline. Is it too late to invest properly in Detroit? Or too early? I understand there will be good and bad areas of the city but just curious what the consensus was here at BiggerPockets.

Great ideas, thanks! My goal is to be actively involved, unfortunately my market (Denver) is making it difficult to find deals that fit in my price range (for now). I have experience with real estate from a construction and leasing viewpoint because if my day job but figured the next logical step is to start investing on my own. My initial thoughts were to start with a small duplex or triplex but in my area those are going for $200k+ per door (at least what I have seen). There are outside markets that I am familiar with that have piqued my interest but worry about investing long distance especially for my first property. Thanks for the great insight though.

Hi Everyone, I'm new to the game and have been reading up on how to start. I'm interested to hear what you all would do if you had $30k to start investing. Do you buy a single family home, invest in a syndication on something bigger or find additional money to invest in a small to medium multifamily unit? looking forward to hearing your responses.
