I looked at a house yesterday. 

While it's sometime like finding needles in haystacks and we are excited to take on our next project 17 Years of experience has blessed me with the knowledge of not only which ones TO buy but also which ones NOT to buy.

Could I fix the crumbling foundation?   Absolutely
Could I rework the yard to keep water from washing it away again?   Absolutely
Could I replace the leaking roof, remove the creepy trees, get rid of the mold and the smell?    Absolutely

But can I do ALL of that and still re-design and rebuild that house that represents my brand within the margin I need to maintain in order to grow my business??? NOPE

There's only so much time in a day and money in a budget. I'll leave that one for someone else.

We plan to focus our efforts in Florida during the winter months but hit Iowa hard in Spring.  I actually have some insight on an amazing program that I'd love to share with you as it could be a game changer for anyone looking to scale.  Is there a best time to call you?

Most of my flips were in and around Davenport, Iowa.  When I started in 2007 I did all of the work myself.  I soon realized that I had bought myself another job and if I wanted to scale I was going to have to get some crews going.  At my high point I had two full time crews working on multiple houses.  I took a year off and worked with a new home builder that was building 150 homes per year and learned a lot about what someone could really accomplish with the right teams around them.  Sadly on this last one I got taken for a ride with some local contractors and had to roll my sleeves up to repair a bunch of mistakes they had made but was able to make it beautiful.

After gutting a house to the studs, re-designing and rebuilding it as an STR, I spent a few months working on a couple of projects in Iowa. I'm back in Florida now and looking to do a JV. You provide the funding and I'll re-design and rebuild it. No more complaining about not being able to find good help. I'm right here. Let's do this.

Having been in the business for more than 17 years I know how hard it is to find good reliable help.  Imagine the value of a reliable contractor who also has an eye for design, tools, a camper van and LOVES to travel.   To take a key phrase from the Home Depot.....Let's Do This.

Sorry, Alan, I live outside of Gainesville Georgia. Would have liked to work with you but I want to start a little closer to home at first. 

 No problem.  We are only 5 1/2 hours apart.  If you need a designer/contractor I have tools and will travel.

 John, I know that you're looking for private money to scale your business.  I'm curious if you already have a designer and contractors to scale as well?  I've been doing this for more than 17 years and would LOVE to work with someone that wants to scale.

So far I've invested a significant amount into RE but haven't seen a penny in profit yet .. 3rd times a charm!

One of the properties is funded by a hard money lender so getting the rehab finished, tenanted and refinanced is critical - i'm already several months in. The goal with this property is to fix and rent/keep (become a landlord). The other  property I own but have to clear up some hurdles. 

You don't HAVE to be local to Philly, but if you are or are familiar with the city that's a big plus
