If realtor is willing, you can tour vacant properties. Occupied properties may be a no go.

You may be able to get estimate, and home inspection, but any permits are sidelined until local offices are reopened

I second what Jason says. Narrow your range inside the city for more accurate comparables. You can find plenty 2&3, maybe not a lot of 4 unit in desired area.

Due diligence, due diligence. Lot of out of state investors lost money. Numbers seem right on paper, but the local area/property management sank them. You have a bullseye on your back the minute your plane lands

Gary = block by block. Depending on type /location of property may not by easy to manage out of state versus someone who’s local.

Hammond is bigger than the cities you mentioned , has more inventory BUT it kind of operates like a big city. Some areas better than others, property taxes can be higher, inspectors can be a pain etc.

Good news - I listened to Brandon Turner 90day challenge one September and decided to get investment property by end of year

Bad news - I bought turnkey out of state. Turnkey should probably be used as a strategy to preserve wealth or build SDIRAs, not to acquire wealth. Plus turnkey is never set it and forget it.

At least going through the ups and downs with those properties helped me figure out I can do as well or better locally. Networking with other realtors/investors has helped push more opportunities my way.

In no particular order

-The BiggerPockets podcasts

-Target Market Insights

-The Rental Income Podcast

-The Corporate Investor (mostly talking to people who transitioned from FT job to FT real estate investor

-Apartment Building Investing (Michael Blank, another syndicator)

-Refresh Your Wealth (mostly lawyers and CPAs discussing tax&legal strategies for your business&investments)

-Millionaires Unveiled (not exclusively real estate, but gives perspective on what people did to become financially free)

Occasionally some Grant Cardone /Rich Dad Poor Dad radio/Dave Ramsey =completely different perspectives on how to become wealthy but I think it’s good to hear both sides

Just keep in mind podcasts & gathering knowledge is nice, but eventually have to start taking action towards your goals. Don’t get comfortable.
