Patrick Martinez Thank you for the welcome. I am actually finding out a lot more information on how to find real deals from talking to people on here. apparently a lot of the deals I have been looking at are not as solid as I thought. but I am open to talking and working with someone in the area to find deals with. That is why I came to BP, for the networking and knowledge from others.

Hell my name is Aaron Lambert, I am 32 years old and have dreamed of becoming a real estate investor for the last 10 years and have finally decided to stop dreaming and start finding ways to make the dream a reality.
I currently "flip" homes as a living for a contractor who has contracts with a couple investors. but I am tired of doing all the work and reaping no reward, I am tired of working for an hourly rate while I help to make someone else thousands. I am ready to do it for myself
I came across BP website while searching for ways to get started in real estate investing and have read quit a few good post and stories so i felt with all the knowledge going around on this forum why not start here. I cant wait to gain knowledge from others who are currently doing what I have been dreaming of for so long. look forward to picking your brains.

so how do you find hard money lenders? or what are some"creative financing" options? I have looked into my friends and family but although everyone thinks its a great idea and is confident that i can do it they like myself do not have the money. I need to find outside investor. I can get the money for renovations just don't have enough capitol to actually purchase the home nor credit to get a loan from a bank. I know there are options out there and people looking to partner up, i just need to find it/them
