You could do a lease option and still collect rent without having the responsibility of taking care of it. so maintenance costs you 0

Just curious how many of us are here. Looking to connect with like minded people. You don't have to be a veteran but maybe you just want to connect with people that have unique experiences and skill sets acquired during time in service.

You have to find MOTIVATED sellers. Cold calling home owners that haven't expressed interest in selling by speaking with a real estate agent about selling their home or going online and searching "sell home fast" on google shows little motivation. So the success rate using alot of these direct to seller strategies are low. Figure out where a Motivated seller would go to find a buyer then position yourself accordingly. Real Motivated sellers are looking for you. Make it easy for them to find you.
