Hello all! I’m a 20 year old who has been working as a property manager for the past year. From the companies I’ve worked for and the 9 - 5 job mentality I see all around me 5/6 days out of the week, I know this is NOT how I am going to live my life anymore. I have a concrete base knowledge of Real Estate Investing from the studying and learning I have done on my own. My goal is to buy my first rehab property next summer and continue with rehabs, then soon after purchase my first rental to create my passive income. Though, I need to start with Wholesaling to have the allotted funds for holding costs on my first rehab. I’m ready to dive into the Wholesaling world more than ever now & I plan to go for it and complete my first wholesaling deal by the end of the year. What advice do you have that you wish you would’ve known before doing your first Wholesaling deal?

Hello all! I’m ready to take my first big steps into the world of Wholesaling. I have educated myself through “ The Real Estate Blueprint “ to a point where I feel I need to just do the actions to learn more in depth. One item I’ve struggled with is communication to the seller as to what you’re technically doing. What are some successful ways you’ve found to tell a home owner that you’re making a rather large profit off of their property that results in a positive reaction? Is it best that I tell them up front that I am wholesaling their property and explain to them the profit I am making off of it or to do so afterwards of finding a seller?

I’m on track to start my dream in fixing and flipping properties by the end of the year. What are some of the most basic tips and tricks to know and some that are more in depth? Are hard money lenders a good source to use for a first timer? Living in the upper midwest, is winter/snow time a good, no effect or bad time to attempt to buy and sell?
