Thanks for the reply guys :) Chris, that's actually a really good idea. Unfortunately, I tried getting a number with Google Voice and it turns out it's only available in the US :/ I'll have to see if I can find an alternative, if not I might just have to get a cheap plan.

Hi all,

I'm a Canadian investor investing in Upstate New York. I'm looking to incorporate sometime within the next week, as my lender only deals with Corporations. Being Canadian, there are different tax implications so the process is not just as simple as incorporating an LLC. I have spoken to a CPA who specializes in cross-border taxes and he recommended incorporating an LP and an LLC, with the LLC owning 1% of the LP to minimize double taxation. He quoted me about $1500 to incorporate both and publish them in media publications (as it's NY) and said it can be done in 2-3 weeks. I'm aware that you ca file for an LLC online for as little as $200, but since my structure is going to be a lot more than just that, I'm considering going with his services.

For any other Canadian investors or anyone who knows more about the topic, is there an easier/more cost efficient way to incorporate? I'd much rather not spend $1500, but at the same time want everything to be set up properly from the beginning and relatively soon. I'm open to any suggestions you may have for me.

Thank you!

Hi all,

I'm getting ready to send out my first Wholesaling Mail Campaign. I don't have a local phone number because I live out of state. I definitely will get a local phone number eventually, but am trying to keep my expenses down as I am just starting out. Is it alright to have an out of area/state phone number? Do you think it would make a big difference in the number of replies that I will get? Will love your feedback.

Thanks!

@Jake Walroth Good to know. I visited OTR not too long ago I could definitely see the transition happening, especially in certain parts. My research showed that it's very competitive, so I believe you when you when you say there aren't many good deals left there.

That's very true as well. I'll be visiting some other areas in town next week, so I'll definitely pay close attention the urban core. I'm just trying to gather as much info about the market as I can and get a feel for the different areas and streets. I'd definitely move to Cincy to make it easier and be closer to the deals. Thanks for the info!

@Kyle Burnett Thanks for the info! Yeah, I imagine it would be challenging to wholesale remotely. That's why I'm trying to assess the market to see the potential. If it seems promising, I'll move there for the next bit so I can be closer to all the deals and get a better feel for all the different neighbourhoods. Cheers!

Hi,

I'm new to BP and real estate investing in general. I'm looking to get started by doing some wholesale deals, and then doing my first flip. I'm very interested in the Cincinnati market. I've been there twice (flying there again soon) and checked out some of the up and coming/ transitioning areas such as OTR and Fairfax to get a feel for them. According to a few realtors I've spoken to there, those areas are very popular amongst investors. I understand there's a lot of buy and hold investors in Cincinnati, owning many rental units.

For those of you who have wholesaled/flipped in Cincinnati, I'd love to hear from you and gain some insight on what the market's like for wholesaling/flipping. It would really help me decide whether it's the right market for what I'm trying to do.

Thank you.

Hi Darrin,

I'm relatively new to RE Investing and have been eyeing the Cincinnati market for quite some time. From what I've gathered, it seems to be a pretty good market to get into. I'll be at this event in Dayton on the 13th, but I was wondering if you would be willing to meet over coffee and discuss the market a bit?

Thanks,

Akshay
