Thank you @Paul Timmins . After running a google search, I got the list of all IREM certified ARM in my area. Starting Monday, I plan on contacting a few of them to ask questions about my area and its neighborhoods. I've also been looking closely to properties close to universities. They can be a great source for stable cash flow. Thanks for the great tips.

Bonjour @Account Closed . I learned about FIRPTA a while back as I was searching about tax regulations on real estate. I'm in the process of becoming a resident and I will just have to report my real estate earnings as income. How is real estate in South Africa? Like in my Benin, Do you make money there based on appreciation? Thanks again

We are buy and hold realtors. We also got started young at 23 with very little starting cash flow. We bought our first property as a buy and hold. We rented it out when we were transferred. We have subsequently bought more personal and pure rentals.

The great thing about this website is everyone has been very successful with their own niche, so their are TONS of different perspectives. Definitely check out of people's who comments you like signature. Everyone has a different a "niche" and many people list their perspective on their signature.

My blog/website is about self-mangment, buy class A properties and rent long distance.

I'm 20, pretty young I guess. I still have a lot to learn. Thank you for the great tips Elizabeth. I will definitely check out your blog.

Hi, my name is Oladodja (Hard to pronounce, I know!). You can call me Ash. I'm originally from Benin, a small country in West Africa. I'm a native french speaker. I'm a junior in college majoring in Electrical Engineering at IUPUI. I joined BiggerPockets after being motivated by the stories of people who became very successful by investing in Real Estate. I have some real estate experience from managing some of my dad properties back in Benin. I would love to link up with any investor in the Indianapolis area. Due to my limited budget, I'm interested in properties in up-rising neighborhoods like Foutain Square. For now, I plan on doing a few buy-and-flips and later on buy-and-holds. Please let me know what you think about my plan and what you think of Foutain square if you're familiar with the area. Suggestions for potential investing areas are welcome. Thank you!
