It's an open ended question and the answer depends on what your goals are from your investment, what you experience has been so far, team, your time (active/passive), systems and processes you have in place. It also depends what deals are available and how many of those deals you actually get it under contract. 

Basically, I'd suggest you give a good thought to the above variables, study the market and make an informed decision. 

For Duplex - Pick your farming area, define your criteria and start putting offers. Know your numbers and run different scenarios on BP Calculator to see what after tax internal rate of return you are getting  from your investment

For Air BNB - Pick your farming area, run an occupancy report for the area (AirDNA) provides the service, speak to property management company who specializes in STR's and look for reviews on the same. Run the numbers using https://www.biggerpockets.com/airbnb-calculator

Once you run the numbers you can better assess what will make a good investment. Obviously, there are both quantitative and qualitative aspects to each so you have to consider those as well in your decision.

Hi @Jennifer D.

That certainly helps. You would need a Topographic Survey as it will cover both man-made and natural features (creek in your case). You will be able to find encroachments on the same. 

For permits either you can apply yourself (assuming you are not in Atlanta based on your profile) or its best to hire an expeditor who will do the necessary paper work. The expeditors are familiar with the process and can quickly guide you and fill the necessary paperwork etc and obtain the permit for you.  

You can refer to the link in the DM I sent you earlier and connect with different expeditors. 

Cost of Topo Survey - $500 -$1100

Cost of Expeditor ~400

May I ask what the intent of the survey is? Cuz depending on what you plan on doing with the property the type of survey may vary. For example a boundary survey shows boundaries and not necessary any improvements on the land. An Alta survey will show you improvements on the land. You also have topo survey which is best for new construction type projects. Typically, price ranges from $400 - $1000 ish

Generally speaking Atlanta has strong fundamentals. However, if your objective is to get out of rental then its best to package your portfolio and cash out. There are lot of investors who are looking for portfolio deal. 

What part of Atlanta are your properties located in?
