This looks like a good deal and it seems the 13K option would be the one that I would pick. However, I am not too familiar with the area as I have not been involved with the local Athens RE market. Also how likely is the tenant with the dog likely to rent the place?

Also trying re-tag the Athens REIA crew as I don't think your tags worked and some of my tags are not working either...I guess it only works for people in one's network or one's who reply to the forums..so just tagging Rick.

Exterior paint is $1 per sq.ft. Interior Paint is $1.25-$1.50 per sq. ft.

Depending on the window it cost around 140-170 just a ballpark figures.

@William Edmondson Firstly congratulations on your first investment. The tenant's got to go. Try to keep yourself out of tenant sob stories as you are currently running a business where you need to be focussed on cash flow and building equity so you can rinse and repeat the process over and over again.
