UPS - They typically have deals if you sign for a year you get 3 months free or something similar. Satisfied with UPS

Hi @Justin Boudreaux

I would certainly recommend you get your RE license. You can find a lot of reasons on BP why people recommend getting a RE license especially if you are doing RE fulltime. Keep in mind it takes a lot of time and effort so its not as simple as attending a few classes. Below is a quick summary of what it takes to get a Sales Person pre-license

1. 75 hours - divided between a) Real Estate Fundamentals course 37.5 hours b)GA Real Estate practice 37.5

2. You need to take a test for both - means studying lot of concepts, fundamentals. Weekly quizzes, final test for the course(s)

3. Once you take the test you will have to take a State Exam - comprehensive

Classes cost 225-275/per course. In addition, you will have license fees, other formalities. So make sure you provision plenty of time from your schedule for studying, attending the classes etc.

It's well worth getting a RE license.

Congrats on the house..I was actually one the first person to put a full asking 185k price (Angier Ave) offer even before it was officially listed on MLS then the sellers requested highest and best offer and I went all they way to 200k and finally lost the deal to a wholesaler.

Numbers are looking strong and you will have no problem selling it. The house has a lot of character, great location and high ceilings. Would love to see what you do with the house. Please do post some before and after pics. I have a MF very close to the Angier Ave and know the area pretty well from rental and sales standpoint.

Hi @John C.

Metro Atlanta is hot as you mentioned. I just need to put one ad via postlets and I get multiple calls a day (15 minimum). My MF is 100% occupied I could very well have a waiting list for the same. I can get $1200 for a 3bed 2Bath (30312) and $1350-$1400 for a 4Bed-3bath in (30315). Are the rental rates close to what you are experiencing?

Thanks for your message. Peoplestown is bound by Ormond Street and the Summerhill neighborhood on the north. Hill Street and GrantPark neighborhood on the east. The Beltline and Choosewood park on the south.

Few houses on the street are nice and others are mostly older houses. The house was built in 2004 as a craftsman style house and is very spacious with 4 Bedrooms and 3 baths. I posted an ad last night around 11:00 pm to see if people would be interested in renting the house and so far I have had six calls expressing interest in the property. I am still in due diligence period till next week so I have some time to think about the same.

Firstly, many thanks for your guidance and support it is very much appreciated. I realized that Turner Field is moving to Cobb county and to Adams point wanted to front run based on GSU's vision of the Turner Field area.

I am a long term buy and hold investor so my outlook on this property and the area was long-term (10 year minimum). I have been doing a lot of research looking at Atlanta's master plan, Beltline vision and seeing evidence of city's growth along the different corridors and exploring neighborhood trends and thought the area had lot of potential in the long-term given the overall vision, population growth and proximity to major highways and the airport.

The property in question is based in Peoplestown and would result in $150-200 in cash flow per month. Based on your collective thoughts and suggestions I am seriously re-thinking the investment. Since you all are seasoned investors and understand the Atlanta market your insight is exactly what I was looking for..I wanted to get your perspective on the area and run the scenario by you. I am glad you all took time to provide your thoughts as it seriously allows me to reconsider my decision.

Dear All,

Hope this message finds you all doing well. I am writing to get your thoughts on investing close to Turner Field /Peoplestown Atlanta GA.

I currently have a SFR under contract (due-dilegence period). The house was built in 2004 and is over 3000 sqft with 4 Bed 3 Bath and is in great condition. The house in question is about 6 min walking distance from Turner Field at the same time a short drive from Grant Park proper.

I want to get market insights from fellow investors in Atlanta and get their point-of-view on what they are seeing around Peoplestown/Turner Field area and their thoughts about investing close in the area.

I recently read an article in AJC about GSU plans to develop Parking lots and the redevelop the entire area. In addition, the house in question is walking distance from the proposed south east beltline trail.

My questions are below:

1. Are you currently experiencing developers/re professionals within your network investing in the Turner Field area?

2. If you currently have a property in the area how easy/difficult is it to rent a single family residence and what is your tenant profile like?

3. Would you consider investing around turner field as part of your long term strategy or are there better alternatives that should be considered from a long term buy and hold here in Atlanta?

Here in Atlanta I use StateFarm for my quad and pay around $2000/year

We use Replacement Cost for because in the event if the building were to burn to the ground the Actual Cash Value would not cover all the cost to build the apartment at current market values.

Our Insurance is under LLC and would recommend an umbrella policy. Hope this helps
